At a glance
- Less activity: The saved analysis records 123,527 sales in Jan–Sept, down 21.9% year on year.
- Sales value is not property price: Total sales value fell 24.0%, while the median price per square foot rose 4.9% over the same period.
- Rents differ by segment: Average annual rent on new contracts rose 11.8% across the market, but fell in nine of the ten selected apartment locations.
- The individual property matters: Financing, location, rental strategy and total costs belong in every purchase assessment. Market statistics do not replace a property-specific calculation.

Fundamentals and the economic environment
Property sales do not tell the whole story. Population, economic activity and visitor demand affect different property uses in different ways.
The report puts Dubai’s population at 4,807,185 on 28 Sept 2026, up 226,885 from the end of 2025. This supports potential housing demand, but does not translate automatically into demand for every location or price bracket. [2]
Real GDP across the UAE as a whole grew 0.4% year on year in the first half of 2026. In the second quarter, it contracted 2.1%. These preliminary figures are neither Dubai-specific GDP nor Q3 results. [3]
The report’s Jan–Sept visitor figure of approximately 7.84 million is a linear extrapolation from Jan–August, not a published Sept actual. It is not seasonally adjusted. Tourism remains particularly relevant to holiday rental strategies. [1, 4]

Sales: Jan–Sept, Q3 and Sept
Sales activity in Jan–Sept was below the equivalent 2025 period. The year-on-year declines were more pronounced in Q3 and Sept.
Scroll table sideways →
| Period | 2026 sales | Change | 2026 sales value | Change |
|---|---|---|---|---|
| Jan–Sept | 123,527 | −21.9% | AED 379.3bn | −24.0% |
| Q3 · Jul–Sept | 37,450 | −36.9% | AED 93.0bn | −45.5% |
| Sept | 11,288 | −44.4% | AED 29.4bn | −46.0% |
Sept is included in Q3, and Q3 is included in Jan–Sept. Do not add these overlapping periods.
Registration timing, project launches and a changing property mix can influence these figures. A decline in total sales value does not mean identical properties became cheaper by the same percentage.
[1] Report, pp. 3–4, saved DXB Interact extracts. The report’s explanations do not quantify the individual causes of the decline.
How to interpret property prices
The Jan–Sept median purchase price fell 10.6% to AED 1,422,000. Meanwhile, the median price per square foot increased 4.9%, from AED 1,640 to AED 1,720. Different sizes, locations and property types can move these group measures in different directions.
In Q3, the median price per square foot was AED 1,680, down 1.8% from AED 1,710. The Sept report value was AED 1,650, 2.4% below AED 1,690 a year earlier; the aggregation method for that Sept figure was not conclusively verified in the report.
Sept median prices per square metre also varied by sale type. Apartment first sales fell 4.8%, while resales rose 1.5%. Villa first sales rose 3.5%, while resales fell 2.0%. A first sale is not necessarily off-plan, and an off-plan unit can be resold.

[1] Report, pp. 1, 3, 4 and 6. Medians are not averages or a repeat-sales index tracking identical units.
Ready and off-plan compared
Off-plan represented approximately 70.9% of recorded Jan–Sept sales in the report, versus 29.1% for completed properties. Sales counts fell in both segments year on year.
Scroll table sideways →
| Jan–Sept 2026 | Ready · completed | Off-plan |
|---|---|---|
| Sales | 36,004 (−31.0%) | 87,523 (−17.4%) |
| Median purchase price | AED 1,500,000 (+1.4%) | AED 1,398,000 (−14.4%) |
| Median price per m² | AED 15,608 (+4.3%) | AED 19,267 (+1.7%) |
Methodology: Small residual counts were proportionally allocated in the source report to reconcile ready/off-plan counts with the overall totals. These are editorially reconciled counts, not unchanged original DXB counts.
Completed properties require assessment of condition, running costs and existing tenancies. Off-plan assessment also needs to consider the developer, construction progress, handover timetable and payment plan. See our property advisory services.

Long-term rentals: contracts and rents
Jan–Sept recorded 278,055 new rental contracts, down 7.3%, and 345,996 renewals, down 1.6%. Average annual rent on new contracts rose 11.8% to AED 58,000; renewal rents rose 3.3% to AED 62,000.

| New contracts | 2026 count | Change | Average annual rent | Change |
|---|---|---|---|---|
| Jan–Sept | 278,055 | −7.3% | AED 58,000 | +11.8% |
| Q3 | 100,942 | −7.4% | AED 60,200 | +9.5% |
| Sept | 35,538 | −6.3% | AED 62,000 | +6.9% |
These figures describe registered contracts and gross annual rents, not unique homes or net returns. A changing mix of rented properties can affect the averages. Q3 and Sept overlap.

Short-term rentals and longer stays
AirDNA describes a shift from short tourist stays towards stays of at least 28 nights. Short-stay revenue in April was down 68.2% year on year. By August, conditions had partially recovered, but revenue across both stay segments combined remained 23.1% below the previous year. [5]
Owners should assess achievable revenue against the full cost base. Longer stays can offer an alternative, but do not automatically make up for lower revenue.
The historical actuals assessed here run through August 2026. Forward bookings for Sept or later months are not final monthly results. Revenue is not yield.

Ten selected apartment locations
This selection covers apartments only in Jan–Sept. Its scope differs from the overall property market. All monetary values in the table are AED; changes are year on year.

| Location | Median purchase price | Change | Average annual rent · new | Change |
|---|---|---|---|---|
| Dubai Marina | 1,825,000 | −7.1% | 105,000 | −11.0% |
| Downtown Dubai | 3,150,000 | −1.3% | 139,300 | −10.1% |
| Business Bay | 2,000,000 | +26.8% | 90,000 | −10.0% |
| Dubai Creek Harbour | 2,660,000 | +6.4% | 130,000 | −5.8% |
| JBR | 2,600,000 | −7.1% | 135,000 | −11.4% |
| Palm Jumeirah | 5,700,000 | +21.9% | 170,000 | −15.0% |
| Bluewaters | 7,325,000 | −9.3% | 400,000 | −12.9% |
| Emaar Beachfront | 4,100,000 | −26.7% | 165,000 | −5.7% |
| Dubai Hills Estate | 2,140,000 | +8.7% | 115,000 | 0.0% |
| City Walk | 3,675,000 | +10.8% | 190,000 | −9.5% |
Average new-contract rents fell in nine of these ten locations, alongside an increase in the differently composed overall market. A higher purchase-price median does not mean every apartment gained the same amount in value.
[1] Report, p. 9, saved DXB Interact data dated 9 October 2026. No yield is calculated by dividing non-matching group medians and averages.
Financing, interest rates and the euro
The report’s month-end 3-month EIBOR was 4.32% in Sept, up 0.47 percentage points from August. This is a reference rate, not a complete mortgage offer. Bank margins, fees, equity requirements and individual lending terms may apply. [1, 6]
Mortgage registrations numbered 12,311 in Q3 (−7.8%) and 4,038 in Sept (+6.5%). They may include refinancing without a change of ownership and must not be equated with the number of financed purchases.
The calculated reference exchange rate on 30 Sept was approximately AED 4.17012 per euro. A weaker euro raises the euro cost of an unchanged AED purchase price. Conversely, unchanged AED rental income converts into more euros. Bank spreads and transaction fees are excluded. [7]
If residency is also part of your plans, see our guide to the Golden Visa and investor visa. Current eligibility needs a separate individual assessment.

Outlook: opportunities, risks and scenarios
Lower sales activity may create room to negotiate individual properties. It does not guarantee a discount or make every purchase attractive. For off-plan, assess incentives and payment plans alongside the total price and contractual terms.

| Metric | Linear 2026 | Using 2025 seasonality | 2025 actual |
|---|---|---|---|
| Sales | 164,703 | 168,469 | 215,583 |
| Sales value | AED 505.7bn | AED 521.6bn | AED 686.2bn |
The linear model multiplies Jan–Sept by 12/9. The seasonal model applies the ratio of full-year 2025 to Jan–Sept 2025. Neither method reliably captures a structural break or unexpected events.
A broader recovery would be better supported by several months of steadier sales and firmer rental demand than by a single positive month. Geopolitics, financing costs and additional supply remain significant uncertainties.

OLI'S LIFESTYLE AND INVESTMENT
In my view, the current environment offers opportunities for careful selection and negotiation. The key is whether a specific property fits your goals, financing and realistic rental strategy, rather than whether Dubai as a whole appears cheap or expensive.
If demand and the geopolitical environment stabilise, today’s negotiating advantages could narrow. This is a conditional assessment, not a prediction. I would base a decision on comparable properties and a complete cost calculation, rather than time pressure.

Frequently asked questions
Have Dubai property prices fallen across the board in 2026?
No. The Jan–Sept median purchase price fell while the median price per square foot rose. Locations, property types and unit sizes differ. [1]
Does falling sales value mean property prices fell equally?
No. Total sales value also depends on the number and mix of properties sold. It is not an index tracking the prices of identical units. [1]
Is off-plan always better than a completed property?
No. Payment terms and potential advantages must be weighed against construction, handover, liquidity and rental risks. Completed units offer different information that can be checked immediately.
Are the quoted rents my investment return?
No. They are gross rents on registered contracts. Vacancy, service charges, maintenance, management, acquisition costs and financing must be accounted for separately. [1]
Are the Sept tourism figure and full-year scenarios actual results?
No. Sept tourism is extrapolated in the report, and full-year figures are model calculations. They are explicitly distinguished from published actuals. [1]
Can I plan a purchase, financing and residency together?
They can be prepared together, but their requirements need separate checks. See our visa guide and Dubai property FAQs. Neither residency nor financing is guaranteed.
Considering a property in Dubai, with residency and financing?
Together, we assess your objectives and which location, property and financing approach may suit them. We also identify residency questions that need a separate assessment.
