This residency option allows real estate investors who own a property in Dubai to apply, under the current legal framework, for a renewable two-year residence visa, subject to review and approval by the competent authorities of the United Arab Emirates.
Under the current regulations, a sole property owner in Dubai may generally apply for a two-year Property Owner Residence Visa even if the property value is below the previously applicable threshold of AED 750,000. According to the current status, the former minimum property value requirement for sole owners has been removed.
For jointly owned properties, however, a separate requirement applies: each co-owner must generally hold a property share with a value of at least AED 400,000 in order to individually qualify for the two- year investor visa.
Depending on the individual case, the investment may be made through either a fully paid property or a financed property, provided that the applicable governmental requirements are fulfilled. In the case of financed properties, additional documentation may be required, such as a confirmation or No Objection Certificate (NOC) from the financing bank or the developer.
Provided that the applicable requirements continue to be fulfilled, the visa may generally be renewed and may allow the main applicant to sponsor close family members such as a spouse and children. Final approval always remains at the discretion of the competent authorities.
Additional requirements may include, among other things, a title deed issued in the applicant’s name, a valid passport, a recent passport photograph, a medical fitness test, valid health insurance, as well as any further documents requested by the relevant authorities. Depending on nationality, the individual case, and governmental requirements, additional supporting documents may be required. The property must generally be registered in Dubai, completed, and ready for occupancy.

The Golden Visa (10-year investor visa) is intended for investors who invest in real estate in
Dubai and meet the applicable minimum requirements. Under the current regulatory framework,
eligibility generally requires ownership of real estate with a total value of at least AED 2 million,
registered with the Dubai Land Department in the name of the applicant, subject to review and
approval by the competent authorities of the United Arab Emirates.
The investment may consist of either a fully paid property or a mortgaged property, provided that
the relevant regulatory requirements are fulfilled.
In the case of married applicants, it is common administrative practice for jointly owned property
to be considered in connection with the Golden Visa. If the total value of the property meets the
required investment threshold, it may also be recognized where both spouses are registered as
proportional co-owners, for example with a 50% share each. In such cases, according to current
administrative practice, the assessment is not necessarily based on the individual share per
person, but on the total value of the jointly held property, provided that the requirements of the
competent authorities are met.
Under current practice, the Golden Visa may also allow the sponsorship of immediate family
members, in particular spouses and children, and thus offers a long-term perspective for living,
investing, and international structuring in Dubai.
In principle, issued investor visas may, under the current regulations, be extended as long as the
relevant requirements continue to be fulfilled and a positive medical health check is obtained.
Departure from the country upon expiry of the respective visa term is not generally required
under current practice, as investor visas may be renewed repeatedly if the conditions continue to
be met, which may result in a long-term residence opportunity.
